General:
The terms and conditions below apply to all reservations associated with Saltwater Villas. These terms and conditions may be updated from time to time and are subject to change at our complete discretion without further notice to you.
Reservations:
100% payment required for online bookings, Full payment 7 days prior to arrival in Low Season, 30 days prior in Medium & High Season, fully refundable less $200 admin fee. Cancellation – if caused by the client within 28 days of arrival, money paid is non-refundable, unless the property is re-let for the entire period for the same price as paid, if rebooked for a lesser amount then this is what will be refunded. If a refund is made due to the property being relet, then a $200 cancellation fee will apply.
Long-term bookings at the property for 30 days or more must be cancelled if caused by the client within 60 days of arrival, money paid is non-refundable, unless the property is re-let for the entire period for the same price as paid, if rebooked for a lesser amount then this is what will be refunded. If a refund is made due to the property being relet, then a $200 cancellation fee will apply.
If you booked via a third party and it’s Non-refundable and cancelled then booked direct – the same non-refundable applies.
Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.
Smoking is not permitted anywhere on the property if rules are broken bond will be taken in full.
Please note check in is 2pm and check out is 10 am (unless prior arrangements have been made with the manager, charges may apply) to enable Villa to be cleaned for incoming guests.
Redemption of Gift Certificate must be within six months of issue and once dates are booked they can not be changed. Note: Variances can be agreed on but only by arrangement with the owner in writing.
By staying at Saltwater Villas the guests hereby authorises the owner to take a bond from the credit card of any of the guests and to retain that until the owner/and or its employees have checked the property.
In the event that the property has been either damaged, whether such damage is willful or not, in the sole and absolute discretion of the owners or its employees, or left in an excessively dirty or untidy state in the sole and absolute discretion of the owner or its employees the owners may without reference enter a debit on the credit card of the guest and the guest hereby authorises that they do so.
Nothing in this agreement shall compromise the owner’s right to issue legal proceedings in Queensland or elsewhere at its discretion seeking damages and/or punitive relief for any express or implied breaches of this agreement and/or any claim, which may arise by reason of the negligence and/or willful damage of the guests and/or invitees whatsoever.
If payment has not been made in full the balance of the rental amount must be received in full 7 days (in Low Season) (30 days In Mid or High season) prior to occupancy. If not the owner has the right to cancel the booking and attempt to re-let it.
The owners will make every effort to ensure the property is available as booked. However, the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
The person making the booking will be deemed to have accepted these terms and conditions on behalf of the guest who will be staying. It is the booker’s responsibility to ensure these terms and conditions are passed onto the person or person’s staying.
Additional Guests and Visitors
The number of guests should not exceed the number stated on the reservation or subsequently agreed in writing or by email. A $200 fee will apply for excess guests not agreed with management in advance. Any visitors on site must be approved with management for safety and insurance reasons. For the comfort of all of our guests, we ask that noise is kept to a minimum so everyone can enjoy a peaceful and comfortable stay. We request that any approved visitors must leave by 10pm (22:00) each evening, a breach of this policy will result in a $200 fee.
Party Policy
Parties and Functions, loud noise and smoking are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly, this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in additional payments.
Smoking Policy
Saltwater Villas are a non-smoking property – smoking is not permitted anywhere on the property (including but not limited to inside rooms, balconies, courtyards, or the drive way). If rules are broken by guest or visitors of guest, the bond will be taken in full. If you do need to smoke, please do so off site.
BOND – Smoking is not permitted anywhere on the property if rules are broken bond will be taken in full.
Damage, Breakages, Theft and Loss are the tenant’s responsibility during their stay. Bond is taken A Security Deposit of $200 is a requirement of your booking.
By booking with us you agree for us to process a credit card bond that must be received 72 hours prior to your arrival. A return of any deposit does not mean that you will not be held accountable for issues noticed or reported after any refund of it. The security deposit will be retained until our team has completed the checkout inventory and inspection. Should the property be found excessively dirty or items are missing or damaged, the cost of additional cleaning and/or the cost of repair or replacement of property will be deducted from your deposit. The remainder of your deposit will be refunded to you within 7 days or later if further written notice has been given due to investigation. You remain responsible for and will be charged for, the cost of any damage, repair, or replacement, Including removal of cigarette smoke, in excess of the Security Deposit.
Departure – the property should be left in a similar state to its condition on arrival. Check-out time is 10am at the latest, to allow time to prepare property for next guests.
Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of the rental. We don’t allow Schoolies bookings.
If Managers have to attend to noise after hours a $100 fee will apply, and guests maybe evicted.
Loss – the owners take no responsibility for the tenant’s personal property.
PETS
Pet fee of $50 per pet is charged from credit card if not already paid during booking procedure.
Saltwater Villas is pet-friendly. Pets are welcome inside but NOT on any furniture, bedding or carpet.
Pets are NOT allowed in the pool area.
Any additional cleaning required including, but not limited to, urination inside, or on any bedding or furniture, Pet Hair on any bedding or furniture, faeces left in the courtyard or excess pet hair on floor will result in loss of $200 bond. Saltwater Villas reserve the right to charge additional cleaning charges in required.
Please remove sand from your pets prior to entering the property.
Please be aware that there may be other pets on the property and that YOURS IS NOT TO BE LEFT ALONE IN THE PROPERTY – Contact us as pet minding is available. SHOULD YOUR DOG BE LEFT UNATTENDED AND MANAGEMENT ARE CALLED TO THE VILLAS TO PACIFY IT/THEM A $100.00 CHARGE WILL BE ADDED TO YOUR ACCOUNT.
Your pet is entirely YOUR responsibility. Your pet MUST be kept on a lead whilst walking around the property. Saltwater Villas takes absolutely no responsibly of your pet and its actions. It is your responsibly to ensure the safety of your dog and other guests and staff. Any breach of this policy will result in loss of $200 bond.
Damages, Breakages & Additional Cleaning
The registered guest is responsible and will be held accountable for any breakages or damage incurred within their room or anywhere on the property. Saltwater Villas reserves the right to process any additional charges incurred to the credit card provided with the reservation. Saltwater Villas reserve the right to charge guests for additional cleaning should one of the following, but not limited to, occur: – Smoking anywhere on the property, cleaning and/or replacement costs of soiled and/or stained beds and/or linen, vomit on furnishings, excessive rubbish, spills or stains to carpet, flooding of rooms from negligent activity, damage caused by decorations or attachments, use of glitter and confetti, damage or removal of hotel property, inappropriate use of hotel property resulting in damage.
Variations to these conditions may only be made by prior arrangements with the owner in writing.
Rebooking or Gift certificates are not redeemable for cash are valid for 6 – 12 months
$50 Per Pet Fee for the entire stay. Pet Bond Required.

Cancellation Policy
All Cancellations incur a $200 Administration Fee.

If a refund is made due to the property being relet, then a $200 cancellation fee will apply.
If you decide to leave during your stay there is no refund.

Retreats 50 % deposit is payable Balance due 14 days prior.
Retreat Cancellation – money paid is non refundable, if you cannot come and give us 28 Days notice or less.
If more than 28 days the deposit can be used for our next retreat or used for accommodation at Saltwater Villas.
If less than 28 days its non refundable.
We recommend that all guests have travel insurance for their holiday.
Spa Treatments
Cancellation Policy
We understand that sometimes you need to change your schedule. We kindly ask that you give us 24 hours notice so that someone else may visit us. Less than 24 hours notice will attract a $50 cancellation fee. Less than 12 hours or no-show will be charged at 100% of the treatment cost.
